L8MS Risk Assessment is a web based application providing a central point for service providers, risk assessors and clients to issue, assess and review site specific risk assessments.

However as all the surveys and assets are held in a database they can be exported to create fully populated site specific logbooks in our sister program L8MS Manage.

When an assessor is on-site in an awkward, rather unpleasant place a pen and paper have the ultimate flexibility. For example when assessing a new GRP cistern with all the gear there is no need to write about it stuck under a roofing strut, a quick sketch with some notes does the job.

When it comes to the write up L8MS Risk supplies equipment specific survey sheets in MS excel, with neat built in functions offering possible answers and recommendations.

Remarkably for many years there has been no standard for legionella risk assessment.
  1. The WMS (Water Management Society) have published an updated guide to risk assessment.
  2. BSI (British Standards Institute) have released BS 8580:2010 Water quality – Risk assessments for Legionella control. However this is not a specification fro risk assessment.
  3. BISRIA (The Building Services Research and Information Association) have had 'GUIDE TO LEGIONELLOSIS - Risk Assessment' out for nearly 10 years.
None of these will deal with an issue common to many organisations responsible for the asset management of larger portfolios. Each contractor appointed operates their own system and is of course confident that it meets the employer’s needs and is 'better than most other risk assessments out there'.

Are any of these companies wrong? Well no probably not, but that does not help a large property owner priorities remedial works when looking at differing scoring systems and terminology.
